INADEQUATE SUPPLY, “US MILLION VILLAS” IN DISTRICT 2 ARE WELCOME

The inexpectedly decreasing supply from the 2^nd quarter to the 3^rd quarter has made houses attached to land become unusually rare.  Particularly, the supply of luxurious house to the market is not inadequate, resulting the hot demand in customers.

Supply exceeds demand.

According to a survey of DKRA Vietnam, in the 2^nd quarter 516 villas and townhouses are offered for sale to the market and  the sale reached 87% of the estimate. However, in the 3^rd quarter, there were only 17 houses attached to land offered for sale ( which belong to a preceding project) and  all of the products  were bough up. The shortage of the supply has made customer rush to the secondary housing market. However,  As for luxurious real estates, the offer for sale is limited to a certain customers, not for mass customers, so these products which are  not many have now become rare and are always sought by customers. 

High Luxury Compound Villas are targeted by  the high society because of the outstand advantages of privacy, security, facilities and special community.

In the report “ USD Million Real Estate Market – Potentiality returns” published by Savills Vietnam in August, after being sluggish for a time, high rank and super high rank real estate market in HCM City has signed  a lively signal again.

Mrs. Sunny Hoang- Deputy Director in charge of International Residential housing segment business in Savills explained that the increasing demand was because the price rate for sale of high rank real estate and super high rank real estate inVietnam is still lower than other cities in the SouthEast Region such as Bangkok or Singapore. She said: “ we are aware of  a huge demand in these two segments – demand exceeding supply- so  in 3 or  5 coming years, the real estate market will have a very good propects if compared to other countries in Asia”.

When investing in real estate projects, high-ranking customers are always interested in the location of the property, the reputation of the developper, the type of architecture and facilities which a project will provide to them in future.
