INADEQUATE SUPPLY OF VILLAS AND TOWNHOUSES, INVESTORS RUSH TO THE EASTERN AREA OF THE CITY

According to reports of Market Research Survey companies,  the supply and sale of villas and townhouses in Ho Chi Minh City has declined in the 3rd quarter of 2018.

The opening of the overpass at My Thuy Intersection at the end of June has made contribution to the completion of the infrastructures of Cat Lai Urban Area (District 2), which results in the development of the real estate in this area.

A real estate specialist gave an judgement: If you only observe the outside data, you may think that the real estate market in this area is  not good.  In reality, villas and  townhouses in this area are sought and their sale prices have increased gradually.

Products are sold up when they have just been offered.

Although the supply and sale have decreased compared to previous quarters, sale prices have still gone up. According to CBRE: the market of real estate attached to land including  ready-built townhouses and villas has a strong increase in sale prices. Prices for sale of houses in some projects  increased by more than 80% in the 3rd quarter compared to the same period of the last year.

According to DKRA Vietnam, concerning the real estate attached to land , the 3rd quarter witnessed only one developer to offer 17 houses ( which belong to a preceding project) and  100% of these properties were bought.

In the secondary housing market, Cat Lai (District) is now a highlight of transactions.  The price rate of some projects has increased by 5 – 7%. This is an increase in the price rate of the 3rd quarter not an increase compared to the first offer because, if compared to the first offer, the price rate has gone up very much. Mr. Nguyen Hoang, a Director of R&D Department of DKRA Vietnam Corporation said: “ in the next offerings, the price rate will rise  more than previous quarter, because the projects are gradually being completed so sale prices in the next periods will higher than last periods.”

People can see  there is an increasing  demand for villas and townhouses in HCM City, particulary in the end of this year when there is few new offer in the market. Customers would seek projects with reputable developpers, good constructions progress, excellent location and supporting facilities to buy and  own houses although the price for sale of such properties are not low.

The Eastern area of the city taking the lead in the market,  the Rise of USD Million Villas

According to a survey of DKRA Vietnam in the 3rd quarter, the supply is mainly from the Eastern area of Saigon, occupying about 61% of the new supply to the entire market.

One of the important reasons  exerts an attration to the Eastern Area of the City is  the continuous investment and completion of the infrastructures for this area. One of the remarkable infrastructures are the project of   the Express way from HCM City to Long Thanh to Dau Giay and Thoi Dai Bridge crossing Diamond Island  which were put into use and  numerous  important trarnsportation projects of roads such as Belt 2 road, Belt 3 road, Thu Thiem metro, Long Thanh International Airport, Ben Thanh- Suoi Tien Metro, My Thuy overpass… are being conducted.

Sol Villas which have been invested and constructed by Saigon Construction Corporation (SCC) and which are being distributed by DKRA Vietnam as a Sole Distributor are a  rare type of High Luxury Compound Villas in District 2 now.

In opinion of many professional experts, since now until the end of 2019, the Eastern Area of the City is still the target of many end-users  of real property and big investors. The push of “USD Billions” by the infrastructure has been accompanied by an increasing investment in this area by the world’s leading companies from Japan, Korea, France, the U.S… who have continuously provided fund for the Eastern area, in which there are 2 remarkable large projects of Intel and Samsung in the High Technology Area or Science and Technology Park covering 200 ha.
